Terms of Use

1Agreement to Terms

By accessing or using RentalMath (the "App"), you agree to be bound by these Terms of Use ("Terms"). If you do not agree, do not use the App. These Terms apply to all visitors, users, and others who access the App, regardless of subscription tier.

We may update these Terms from time to time. Continued use after changes constitutes acceptance. We will indicate the effective date at the top of this document.

2Service Tiers

RentalMath is currently free for everyone. Creating an account is optional and free; signing in unlocks additional data features. No paid subscriptions are currently offered.

We reserve the right to modify features and availability at any time, and may introduce paid tiers in the future. If paid tiers are introduced, they will be governed by the Subscription & Billing Terms and announced with reasonable notice.

4Eligibility and Account Registration

You must be at least 18 years of age to use the App. An account is not required for core use. Registering a free account enables property-level data lookups and cloud sync.

When you create an account, you agree to provide accurate information, maintain the security of your credentials, and accept responsibility for all activity under your account. Notify us at admin@housatonicholdings.com of any unauthorized use.

5Subscription, Billing, and Payment

No paid subscriptions are currently offered and no payments are collected. The separate Subscription & Billing Terms are published in advance and are incorporated into these Terms by reference; they take effect only if and when paid subscriptions launch.

6Acceptable Use

You agree to use the App only for lawful purposes. You agree NOT to: attempt unauthorized access to any system; upload malicious code; use automated scripts or scrapers; circumvent security features; impersonate any person; or use the App in any way that could damage its infrastructure or other users.

7Intellectual Property

The App and all its content are owned by Housatonic Holdings and protected by applicable law. You are granted a limited, non-exclusive, revocable license to use the App for personal, non-commercial purposes. You retain ownership of data you input; by using cloud sync you grant us a limited license to store and transmit that data to provide the service.

8Sharing Features

The App allows generation of shareable links. Anyone with a link may view the deal data it carries. Short links created on our server expire and can be revoked by their creator from the same browser; long links that encode data directly in the URL — and third-party shortener links that point at them — cannot be revoked once shared. Do not share deals containing sensitive personal or financial information. See the Sharing Disclosure for full detail.

9AI Features (Not Currently Offered)

AI-powered features are not currently offered. If introduced, AI outputs would be estimates only, not appraisals, professional valuations, or investment advice, and would carry all the limitations described in the Financial & Calculator Disclaimer. All estimates the App produces today (valuations, rents, projections) are likewise estimates subject to that Disclaimer.

10Privacy and Data

Your use is governed by our Privacy Policy. Users who do not create accounts have no deal data stored in the cloud. Signed-in users have deal data synced to Firebase Firestore. See the Cloud Sync Disclosure, Storage Notice, and Data Retention & Deletion Disclosure for full details.

11Third-Party Services

The App integrates with Google Firebase (authentication and storage), Google Sign-In, RentCast, public property and market data providers (US Census, FEMA, HUD, FRED, OpenStreetMap, Walk Score, Urban Institute), CDN providers, and the is.gd / v.gd URL shorteners used as a fallback when our own share-link server is unavailable. 12Disclaimer of Warranties

The app is provided "as is" and "as available" without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, or accuracy. We do not warrant uninterrupted, error-free, or secure operation.

13Limitation of Liability

To the maximum extent permitted by law, Housatonic Holdings shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or goodwill. Our total liability shall not exceed the amounts you paid us in the twelve months preceding the claim.

14Indemnification

You agree to indemnify and hold harmless Housatonic Holdings from claims arising from your use of the App, violation of these Terms, or content you input or share.

15Account and Subscription Termination

You may delete your account at any time. We may suspend or terminate accounts for violation of these Terms. See the Data Retention & Deletion Disclosure for what happens to your data.

16Governing Law

These Terms are governed by the laws of New York. Disputes shall be subject to the exclusive jurisdiction of the courts in New York. Consumer statutory rights are not limited by these Terms.

17General

These Terms, together with all linked Disclosures and the Privacy Policy, constitute the entire agreement between you and Housatonic Holdings. Contact: admin@housatonicholdings.com.
