Terms of Use

1Agreement to Terms

By accessing or using RentalMath (the "App"), you agree to be bound by these Terms of Use ("Terms"). If you do not agree, do not use the App. These Terms apply to all visitors, users, and others who access the App, regardless of subscription tier.

We may update these Terms from time to time. Continued use after changes constitutes acceptance. We will indicate the effective date at the top of this document.

2Service Tiers

RentalMath is offered in three tiers. Features are subject to change with reasonable notice.

We reserve the right to modify tier features, pricing, and availability at any time. Material changes will be communicated with at least 30 days' notice for paid subscribers.

4Eligibility and Account Registration

You must be at least 18 years of age to use the App. Free-tier use does not require an account. Paid and Premium tiers require a registered account.

When you create an account, you agree to provide accurate information, maintain the security of your credentials, and accept responsibility for all activity under your account. Notify us at admin@housatonicholdings.com of any unauthorized use.

5Subscription, Billing, and Payment

Paid and Premium subscriptions are governed in full by the separate Subscription & Billing Terms, which are incorporated into these Terms by reference. Key points:

• Subscriptions are billed monthly or annually in advance via Stripe.
• Subscriptions auto-renew until cancelled.
• You may cancel at any time; access continues through the end of the paid billing period.
• All payments are final. No refunds are issued. See Section 6 of the Subscription & Billing Terms.
• Cloud data is subject to a 30-day grace period after subscription lapse before permanent deletion. See the Data Retention & Deletion Disclosure.

6Acceptable Use

You agree to use the App only for lawful purposes. You agree NOT to: attempt unauthorized access to any system; upload malicious code; use automated scripts or scrapers; circumvent security features; impersonate any person; or use the App in any way that could damage its infrastructure or other users.

7Intellectual Property

The App and all its content are owned by Housatonic Holdings and protected by applicable law. You are granted a limited, non-exclusive, revocable license to use the App for personal, non-commercial purposes. You retain ownership of data you input; by using cloud sync you grant us a limited license to store and transmit that data to provide the service.

8Sharing Features

The App allows generation of shareable links encoding deal data in a URL. Anyone with the link may view that data. We cannot revoke shared links. Do not share deals containing sensitive personal or financial information. See the Sharing Disclosure for full detail.

9AI Features (Premium Tier)

Premium tier AI features (including rent estimates and deal scoring) use machine learning models. AI outputs are estimates only, not appraisals, professional valuations, or investment advice. They carry all the limitations described in the Financial & Calculator Disclaimer. AI model outputs may vary between sessions for the same inputs.

10Privacy and Data

Your use is governed by our Privacy Policy. Free-tier users who do not create accounts have no data stored in the cloud. Paid and Premium users have deal data stored in Firebase Firestore. See the Cloud Sync Disclosure, Storage Notice, and Data Retention & Deletion Disclosure for full details.

11Third-Party Services

The App integrates with Stripe (payments), Firebase (auth and storage), Google Sign-In, Apple Sign-In, and CDN providers. See the Third-Party Services Disclosure for a full list and links to their policies.

12Disclaimer of Warranties

The app is provided "as is" and "as available" without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, or accuracy. We do not warrant uninterrupted, error-free, or secure operation.

13Limitation of Liability

To the maximum extent permitted by law, Housatonic Holdings shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or goodwill. Our total liability shall not exceed the amounts you paid us in the twelve months preceding the claim.

14Indemnification

You agree to indemnify and hold harmless Housatonic Holdings from claims arising from your use of the App, violation of these Terms, or content you input or share.

15Account and Subscription Termination

You may cancel your subscription or delete your account at any time. We may suspend or terminate accounts for violation of these Terms. See the Subscription & Billing Terms for cancellation mechanics and the Data Retention & Deletion Disclosure for what happens to your data.

16Governing Law

These Terms are governed by the laws of New York. Disputes shall be subject to the exclusive jurisdiction of the courts in New York. Consumer statutory rights are not limited by these Terms.

17General

These Terms, together with all linked Disclosures and the Privacy Policy, constitute the entire agreement between you and Housatonic Holdings. Contact: admin@housatonicholdings.com.
