1Purpose
This Disclaimer applies to all calculations, outputs, estimates, projections, metrics, scores, flags, and summaries generated by RentalMath across all subscription tiers, including AI-powered outputs available in the Premium tier.
2Informational and Educational Use Only
The App is designed to help you organize your own assumptions and perform mathematical computations on real estate data. It is intended solely for informational and educational purposes.
3Outputs Are Based on Your Inputs
Every number the App produces — including IRR, ROI, cash-on-cash return, cap rate, NOI, GRM, depreciation estimates, tax projections, appreciation projections, loan amortization, rent estimates, vacancy projections, risk flags, pro formas, and portfolio analytics — is a mathematical result of the figures you enter. Incorrect, incomplete, or unrealistic inputs produce equally incorrect or unrealistic outputs.
4AI-Powered Features (Premium Tier)
Premium tier features include AI-powered rent estimates, deal scoring, and similar machine-learning outputs. You should understand:
- AI estimates are generated by statistical models trained on historical data. They may not reflect current market conditions, local micro-market factors, recent sales, or property-specific characteristics that affect real-world value.
- AI outputs may vary between sessions for the same inputs. Variability is inherent to probabilistic models.
- AI rent estimates are not appraisals and do not replace a licensed appraiser's opinion of value or a property manager's market knowledge.
- AI deal scoring uses configurable weights and thresholds. A high score does not mean a deal is a good investment; a low score does not mean it is a bad one.
- We do not warrant the accuracy, completeness, or fitness for any purpose of AI-generated outputs.
5Key Limitations by Output Type
Tax and Depreciation
Tax figures are based on simplified assumptions and your inputs. They do not account for your specific tax situation, passive activity rules, state/local taxes, AMT, cost segregation, or changes in tax law. Do not use App tax outputs for filing or professional tax planning.
Appreciation and Rent Projections
Projections are illustrative assumptions only. Real estate values and rents are affected by local market conditions, economic cycles, interest rates, neighborhood changes, and property condition that the App cannot model. Past market performance does not guarantee future results.
Financing
Loan terms shown are based on your inputs. Actual terms are determined by lenders. The App is not a lender and does not guarantee financing availability.
Risk Flags
Risk flags compare your inputs against configurable thresholds. They are automated alerts, not independent risk assessments. Their absence does not mean a deal is sound.
Portfolio Analytics
Portfolio-level summaries aggregate individual deal calculations. Errors in individual deal inputs compound at the portfolio level. Portfolio outputs are not a substitute for a professional portfolio review.
6No Professional Relationship
Using the App does not create any professional-client relationship of any kind between you and Housatonic Holdings. Consult licensed professionals before making investment, tax, legal, or financing decisions.
7No Warranty of Accuracy
We strive to ensure mathematical correctness but make no warranty that any output is accurate, complete, or free from error. We are not liable for any financial loss or other harm resulting from reliance on App outputs.
8Forward-Looking Statements
Projections and pro formas are forward-looking statements based on assumptions. Actual results will differ, potentially materially. No projection should be treated as a guarantee of future performance.
